El Camino Real Library

This $2.4 million project includes the remodel of the existing 3200 sf CMU and wood framed library and a 2300 sf CMU and steel framed addition, along with landscaping, parking, and some offsite inprovements. The Building Evaluation scope in this project consists of:

• The Building Envelope (structure, exterior materials). We ensured that all new work would simultaneously be compatible with existing items to remain but at the same time move the building forward by upgrading crucial assemblies such as roofing and structural framing.

• Building Systems. The HVAC, electrical, and low voltage systems are all receiving upgrades at a minimal cost. We coordinated equipment specifications and controls packages in order to ensure maximum ROI for the Owner.

• FF&E. We worked closely with County Library staff to develop custom millwork, modular furniture, loose furniture, shelving, and signage packages that both complement and augment the fixtures, furnishings, and equipment already in place.

As with all of our other projects, this one features energy saving features such as daylighting, water saving fixtures, drought tolerant landscaping, highly reflective roofing, and shading to prevent solar heat gain, even though LEED certification was not pursued.
