Helms Avenue ADU and Addition
Organized around multiple mature trees, this new Accessory Dwelling Unit (ADU) and house remodel and addition results in exterior spaces with differing degrees of solar exposure, appropriate for distinct activities and landscaping. By removing all fossil fuel energy sources and providing on-site renewable energy generation and backup, it should also achieve net zero energy consumption.
The original house and garage, both built in 1923, suffered from extensive water and termite damage. The work on the house ensures its viability for the next few decades, and the ADU provides a place for friends and family along with potential rental income. While new windows and some new exterior doors were installed, as many existing elements as possible were reconditioned and reinstalled. Almost all landscaping and hardscaping materials are permeable, contributing to groundwater and aquifer recharge.
The existing house was rendered in a traditional Spanish bungalow style. This project uses naturally expressed materials which were selected for performance and longevity.
